Jo and I are going to bite the bullet on capital gains but your dad should come out smelling like a rose and maybe even be able to take a net loss depending on what his appraisal was at. He would only have to pay on any increase in value for the period it has been in his name and that is not very long, so he will benefit. I am going to pay $$$$$$$$$$$$$$$. - pz
