If you know what I mean. Sun Valley was a non-zoned and non-incorporated city for a long time. It is incorporated now and had about 55,000 people and numerous schools, etc. and brand new shared high school with Golden Valley. It was originally developed in the 50's and every sort of non-code structure is there. Basically, the older ones are getting priced out at this point and it has gotten better over the years. But, if it were going to spread, I would think in 20 years it would have started. - pz
