Sun Valley House Source — Sun Valley Zoning History

When Sun Valley incorporated, they left the zoning in the older valley floor area limited to MOBILE only..........which was funny because most of the structures were NOT mobile.  They were SHACKS built of mud, tin, whatever so actually mobile was better (This was probably in the late 60's) but then it was changed and changed and changed but NOW they are allowing stick, off-site and panelized factory in the main valley.  Well, the lots are $100,000 cheaper than anything else in town.  So, I am GUESSING that in a few years,  you will see a lot of new homes that are ok popping up in the old section.  Sun Valley is 20 minutes closer than many medium class suburbs into the primary work areas, so the town is actually getting better.  I guess it is a reverse urbanization.  They just did the rezoning a few years back..........maybe 5 at most and there are several new builders going crazy even though the housing market is pretty fragile here right now. -- pz
